Low Interest Rate Spurs Interest - MH Marketing Sales Management

According to a Mortgage Bankers Association (MBA) survey, the average 30-year fixed-rate mortgage dropped to 3.87%, the lowest rate since MBA started the survey, while the 30-year fixed-rate jumbo loan (greater than $417,500) fell to 4.13%, also the lowest in the survey?s history. Meanwhile, says NationalMortgageNews, applications to refinance loans rose one percent to 78%, indicating the purchase money business remains tepid, as overall mortgage applications dropped nine percent week-to-week. Purchase money apps fell 13 percent during the same time frame. But because of the low interest rate, lenders are reporting a flood of phone calls and emails. MHProNews.com was told by one lender a home refinance 30-year FRM application would require up to 90 days to process because of all the inquiries.

Sony VAIO T13 (SVT13112FXS)

Like a surfer waiting for the right wave, Sony sat out the first generation of ultrabooks. But now there are two new waves hitting the shore: ultrabooks with Intel's third-generation Core "Ivy Bridge" processors; and models with more affordable price tags thanks to the use of conventional hard drives plus small flash caches, as pioneered by last year's Acer Aspire S3 ($899.99 direct, 3.5 stars), instead of solid-state drives. So instead of costing $1,000 and giving you 128GB of storage, the Sony VAIO T13 (model: SVT13112FXS) costs $799.99 (direct) with 500GB, while its Intel Core i5-3317U chip gives it performance that matches or beats the first crop of ultrabooks. Battery life is fine, and fit and finish are wonderful?the VAIO T13 looks and feels like an executive-status-symbol laptop costing much more.

What's not to like? Well, hard drives are heavier than SSDs; the T13 weighs 3.33 pounds instead of under 3 pounds?although we've seen 13.3-inch ultrabooks ranging from the 2.5 pounds of the Toshiba Portege Z835-P370 ($1,049.99 list, 4 stars) to the 3.25 pounds of the Editors' Choice HP Folio 13-1020us ($899.99 list, 4 stars). The keyboard isn't backlit?a deliberate decision on Sony's part, a company rep told PCMag, for the sake of key travel and typing feel. And video and presentation buffs will bemoan the absence of Intel's Wireless Display (WiDi); connecting the T13 to an HDTV set requires plugging a cable into its HDMI port.

Otherwise, the VAIO T13 is a fast, attractive productivity partner and the best value we've seen in the ultrabook segment so far. If this is what the "Ivy Bridge" generation is going to be like, Intel's goal of bringing ultrabooks from niche to mainstream just might be within reach.

Design
Crafted out of aluminum and magnesium with a burnished silver finish, the 0.7-by-12.7-by-8.9-inch (HWD) T13 is shaped like a book or slab with a beveled front edge rather than a MacBook Air-style wedge. A chrome strip at the rear holds two small feet on its screen hinge that, as you open the lid, lift the keyboard to a slight typing angle on your desk (and dig ever so slightly into your knees with the computer on your lap).

The chiclet-style keyboard lacks dedicated Home, End, PgUp, and PgDn keys but has a nice layout, with Ctrl and Delete in their proper lower left and top right corners, respectively. It does have a good, if fairly firm, typing feel?more reminiscent of the Toshiba ultrabooks' than the HP Folio's. The buttonless touchpad glides and taps smoothly.

The 13.3-inch screen shows a little flex when grasped by the corners but no flimsy feel or jiggle while typing. It offers the same 1,366-by-768 resolution as most ultrabooks, with a highly glossy or reflective surface but sharp colors and ample brightness. The T13's audio isn't the loudest we've heard but still produces enough volume to fill a room, with clear high and middle tones if not a ton of bass.

Features
The VAIO T13 has a good variety of ports, with no clumsy dongles or adapters required. Two USB ports?one 2.0, one 3.0 with charging for handheld devices?are on the left side of the chassis. Both HDMI and VGA ports?a boon for using a variety of monitors and projectors?and an Ethernet port?a boon for office networking?accompany a headphone/microphone jack and an SD/Memory Stick Pro Duo card slot on the right. For wireless connectivity, both 802.11n Wi-Fi and Bluetooth are standard; WiDi, as mentioned, is absent, as is the Intel Smart Connect Technology that lets some ultrabooks use a trusted Wi-Fi network to periodically update email or social network posts while the computer's asleep.

Intel's Rapid Storage Technology, by contrast, is present and accounted for, helping the 32GB SSD cache accelerate the 500GB rotating hard drive. The Sony VAIO T13 booted (from switched off to the Windows desktop) in a snappy 27 seconds and awakened from sleep in just 3 seconds in our stopwatch tests; the former is only a few seconds slower than, while the latter is virtually as quick as, fully SSD-based ultrabooks we've tested.

And while buyers of 128GB SSD-equipped ultrabooks are lucky to find 60GB or 70GB of free space when they take their systems out of the box, the Sony offers over 420GB free even with a system recovery partition plus a hefty software preload including Skype, Evernote, a Kaspersky Internet Security trial, and a handful of Sony's own utilities ranging from the VAIO Gate program launcher to a pair of programs for managing photos and videos.

Sony VAIO T13

Performance
Generally, the VAIO T13's "Ivy Bridge" Intel Core i5 (specifically, a 1.7GHz Intel Core i5-3317U ) behaves like the previous-generation "Sandy Bridge" Core i7 with the same 4GB of RAM. Its Cinebench 11.5 CPU benchmark score of 2.32 ties the Toshiba Portege Z830-S8302 ($1,429 list, 3.5 stars), and its PCMark 7 score of 3,383 is a few points ahead?particularly impressive when you consider that PCMark loves fast SSDs and the VAIO is pitting a 5,400-rpm hard drive with 32GB SSD cache against a full-fledged solid-state drive in the Portege.

The Sony also ran neck and neck with the Toshiba Z830-S8302 ?in our Handbrake video encoding test (2 minutes 3 seconds versus 1:59), though it fell behind in our Photoshop CS5 image editing test (4:40 versus 4:08). These results, however, were well ahead of those of "Sandy Bridge" Core i5 ultrabooks like the Dell XPS 13 ($999.99 direct, 4 stars), and they absolutely demolished those of what ultrabook shoppers could formerly find for $800?a Core i3 model like the HP Folio 13-1029wm ($798 list, 3.5 stars).

The advent of "Ivy Bridge," alas, will not turn ultrabooks into hardcore gaming machines: While a couple of frames per second faster than its predecessors, the Sony managed only 19.5 fps in the DirectX 10 title Crysis and actually finished behind the Dell XPS 13 ?in the DirectX 9 tests 3DMark06 and Lost Planet 2.

That's a little disappointing, but the T13's battery life is anything but: While we were unable to determine the watt-hour rating of the sealed-within-the-chassis battery, the VAIO kept chugging for a solid 7 hours 18 minutes in our MobileMark 2007 rundown test. That's about an hour and a half less than the PC Labs ultrabook record set by the HP Folio 13-1020us , but the latter has a relatively large and heavy 59Wh battery.

With its fast performance and low price, the Sony VAIO T13 makes a strong argument not only for itself but for the two ultrabook categories we mentioned in the beginning?models with "Ivy Bridge" processors and with hybrid hard drive/SSD storage systems. We think the former will soon be indispensable, though the latter will always yield to pure SSDs for speed. The T13 also yields to the HP Folio 13-1020us for battery life and keyboard comfort, though at $100 cheaper, it came close to unseating the HP as our ultrabook Editors' Choice.

Clinton: Romney would be 'calamitous' for US

(AP) ? Former President Bill Clinton warned Monday that a Mitt Romney presidency would be "calamitous" for the nation and the world, going further than even President Barack Obama in depicting the consequences of a return to Republican rule of the White House.

With Obama standing thoughtfully to one side, Clinton slammed Romney by name, an apparent rebuttal to his own comments last week that were widely seen as flattering to Romney's background in business.

Clinton said Obama had earned a second term because of his steering of the economy through a "miserable situation," and that "the alternative would be, in my opinion, calamitous for our country and the world."

Clinton's take came as he helped raise at least $3.6 million for Obama at three New York fundraisers. The two have patched over a personal rift from the 2008 campaign when Obama defeated Hillary Rodham Clinton in a bitter Democratic primary. But Clinton caused some heartburn in Obama's campaign last week by remarking that Romney had a "sterling" business record ? an assertion that undercut Democrats' criticism of Romney's decisions at the private equity firm Bain Capital.

Clinton also said at the fundraiser that Republicans and Romney have adopted Europe's economic policies. "Who would have ever thought that the Republicans who made a living for decades deriding Old Europe would embrace their economic policies," he said.

For his part, Obama said the economy had been difficult for so many voters that some could reach the point that "you're willing to try just about anything, even if you've seen it before."

Clinton's larger point in the interview last week was that Obama is the better choice to steer the economy, and the White House denied that Clinton "made news." The televised remark nonetheless gave Republicans campaign gold just as the government released a disappointing report saying the United States created far fewer new jobs in May than expected ? a big political blow for Obama.

Obama and Clinton also are on opposite sides of a close Democratic congressional primary contest in New Jersey. Clinton also campaigned last week for Wisconsin Democratic gubernatorial candidate Tom Barrett. Barrett faces Republican Gov. Scott Walker in a special recall election contest on Tuesday but has seen little backing from the Democratic Party or Obama.

Romney's campaign sought to exploit the differences, circulating Clinton's comments from a December 2007 interview on PBS in which he suggested that electing Obama would carry some risks. "When is the last time we elected a president based on one year of service in the Senate before he started running?" Clinton said.

Still, Clinton's ability to deliver campaign dollars and his record as a sound campaign strategist make him an asset to the Obama campaign that apparently outweighs any drawbacks. For Clinton, Obama is not only the head of their shared party, he may be the best entree for a second Clinton administration if Hillary Clinton were to run for president in 2016.

The two appeared together at a fundraiser in April and plan several more joint events across the country. Clinton has also recorded a video for Obama and sent campaign emails to supporters.

Obama campaign bundler and billionaire investor Marc Lasry held an exclusive reception Monday night, followed by a gala at the Waldorf-Astoria hotel, where rocker Jon Bon Jovi closed a dinner concert with the upbeat Beatles anthem "Here Comes the Sun."

Taking the stage a short while later, Clinton harkened back to the better economic days of his presidency.

"Remember me? I'm the guy who gave you four surplus budgets out of the eight I sent" to Congress, he said to applause.

Clinton and Obama were focusing their message Monday on economic opportunity. Polls show that economic trends are likely to determine the election, a development that could help Romney if the economy sags significantly. Obama and Romney were tied at 46 percent in Gallup polling last week of national election preferences.

"They've got a nominee who is expressing support for an agenda that would reverse the progress we made and take us back to the exact same policies that got us into this process in the first place," Obama said, although he complimented Romney by name for his success in business.

The evening concluded with an event dubbed "Barack on Broadway" at the New Amsterdam Theatre. Obama will return to Manhattan next week for a fundraiser at the home of "Sex and the City" actress Sarah Jessica Parker.

While Obama was in New York, Romney was on the West Coast to attend fundraisers in Portland, Ore., and Seattle.

Obama's campaign released a video of campaign manager Jim Messina urging supporters to "stay focused, work hard and ignore the ups and downs." The campaign included a map listing eight undecided states: Colorado, Iowa, Wisconsin, Ohio, Virginia, North Carolina, New Hampshire and Florida.

Lasry, head of the hedge fund Avenue Capital, told CNBC last week that private capital investment as practiced by Bain Capital can do worthwhile things. He shrugged off as "politics" Obama's recent references to investment choices he claims have ravaged jobs for the sake of investors' profits.

About 50 people attended the $40,000-per-ticket reception at Lasry's home, an art-filled townhouse on Manhattan's tony Upper East Side. Tickets to the 500-person gala at the Waldorf began at $2,500. Those who contributed $35,800 or raised $100,000 gained access to a smaller reception with Obama.

The concert at the New Amsterdam Theatre drew 1,700 people. Tickets for that event started at $250, the Obama campaign said.

Sheryl Crow Diagnosed with Brain Tumor

Sheryl Crow may just wanna have fun, but medical diagnoses continue to get in the way.

A rep for the former Grammy winner and breast cancer survivor confirmed today that Crow is suffering from meningioma, a treatable, benign brain tumor.

Sheryl Crow on Stage

The artist accidentally spilled the sick beans herself last night while talking to Las Vegas Review-Journal columnist Doug Elfman.

"I worried about my memory so much that I went and got an MRI. And I found out I have a brain tumor," Crow told the journalist. "And I was, like, 'See? I knew there was something wrong.' I haven't really talked about it... But it's benign, so I don't have to worry about it. But it gives me a fit."

A recent case in point: when the singer forget the lyrics to "Soak Up the Sun" during a concert in Florida.

"She is doing great and is healthy and happy," Crow's rep says to E! News. "Half of us are walking around with [meningioma] but you don't really know unless you happen to have an MRI. [Crow] has no symptoms and everything is fine. It was a random mention during the interview. It was not meant to alarm anyone."

Local Business Internet Marketing - CareCrunch Answers

Indeed, there are plenty of plumbers, florists, restaurants and other local companies in one locality. Though the business may perhaps be restricted into a city; the competition can still be difficult which is why it is essential to have a local business internet marketing to remain ahead with the competition. Even though many people may well know about the business, some may perhaps not, so firms must build a presence to create them noticeable to their target market. Occasionally, folks would look for their required goods and services over the Internet. That is why local organizations must have an effort in creating an online presence.

The Next Major Factor in Internet Marketing

They say that online marketing and real-world marketing is way different, but in reality, each marketing styles are pretty much the same ? the one factor that differs is the fact that the latter is more high-tech, more digital. We cannot deny the reality that exactly the same marketing principle is applied in online marketing and local corporations has to know them pretty well. Although, the marketing principles are a great help for companies, it would be a lot higher if those principles are coupled using the new methods in marketing in the Internet these days; the ideal internet marketing strategy is Search Engine Optimisation.

These days, search engine optimization services as well as other optimisation tools are what most local corporations and their sites use in order to build their online presence. SEOs are employed by businesses to ensure that their websites can have a prominent ranking in search engine results. So a better ranking internet site can rake in more site visitors and can quickly reach potential clients.

Why Promote The Business Online

Basically, there are many causes why local firms use internet marketing and one of them is that online marketing is less expensive or totally free. As opposed to traditional marketing methods that demand a lot of funds, online marketing such as SEOs rely more on the effort of a business than the funds they put in. The sad factor about traditional marketing is the fact that it calls for more monetary investments than effort, thus if the marketing strategy lacks funds then the results the business might be expecting won?t very easily occur. Internet Marketing is nonetheless directly opposite. Furthermore, since many individuals are employing the Internet, internet marketing can reach a great deal of folks.

Finally, every business, no matter whether it is local or huge corporations, is performing it. So if a business is not performing it, they are inviting trouble to their business. Nowadays, the Internet has been applied by many people today just to know more regarding the services and goods they want and also exactly where and how to get them. So if a business or the items and services aren?t out there more than the Net, most probably that a person would rather move on and look for another one.

Hernandez, Dos Santos see off Brazil

Manchester United striker Javier Hernandez and Tottenham Hotspur playmaker Giovani Dos Santos scored to give Mexico a 2-0 victory over Brazil in their friendly match on Sunday.

Dos Santos opened the scoring in the 21st minute and Hernandez converted from the penalty spot in the 32nd minute to give the Mexicans victory in front of 84,519 spectators in Texas. The victory completed an unbeaten three-game tour of the United States for Mexico as they also claimed wins over Wales and Bosnia-Herzegovina.

Five-time FIFA World Cup?-winners Brazil are testing younger talent ahead of next month's London Olympics, while Mexico will begin qualifying matches on Friday for the 2014 FIFA World Cup that the Brazilians will host.

Brazil, with playmakers Neymar and Hulk in a starting role, were coming off a 4-1 rout of the United States last Wednesday.?The Mexicans came into the game following 2-1 victory over Boznia-Herzegovina thanks to a Hernandez goal in the third minute of stoppage time. Mexico will open their Brazil 2014 qualifying campaign against Guyana in Mexico City on Friday.

Despite successive wins over Denmark and USA, Brazil?were unable to grab a third and will hope for better when they take on arch rivals Argentina next Saturday in East Rutherford, New Jersey.

Mexico were a good test, they are a stronger team than USA and I think this game has served as preparation to face harder rivals like we will have in London.?

Brazil's Lucas on facing Mexico

Dos Santos broke the deadlock in fine style when he picked up a pass from Pablo Barrera, beat Brazilian defender Danilo and cleverly lobbed his shot over Santos goalkeeper Rafael.?

The former Barcelona player then turned provider for Mexico's second goal, taking advantage of a defensive mistake before being fouled by Juan inside the box.?Hernandez made no mistake from the resulting spot-kick with a powerful right-footed finish.

Brazil tried to hit back, but superstar Neymar was well marked by Severo Meza and Carlos Salcido while Hulk and Leandro Damiao could not find much space either.?Mexico goalkeeper Jesus Corona was called upon just before half-time to keep out a long-range effort from Oscar as Brazil tried to find a way through, but they still trailed by two goals at the break.

In the second half, Brazil coach Mano Menezes sent on attacking reinforcements in the form of Alexandre Pato and Lucas Moura but still Mexico held firm.?Brazil's best efforts were a powerful cross-shot from Bruno Uvini and a shot from distance by Neymar that was saved by Corona.

Mexico had a chance to increase their lead in the 77th minute following a counter attack, but Hernandez was denied by Rafael.?Highly-rated Brazil playmaker Lucas, whose side are preparing for the London Olympics, said: "We have to learn from this kind of game. We wasted many chances and they scored in the few they have.?Mexico were a good test, they are a stronger team than USA and I think this game has served as preparation to face harder rivals like we will have in London.

Mexico forward Andres Guardado said: "Even though this isn't the main Brazilian team, it's always good news to defeat them."

Olivia Culpo Crowned Miss USA 2012

There is a new Miss USA and the honor goes to, Miss Rhode Island Olivia Culpo! Brunette beauty Olivia Culpo is the new Miss USA and no one was more shocked than her to hear her name called. Seriously her reaction was so sincere and priceless it was awesome. If you missed the announcement never fear you can check it out in the below video. So what exactly was it about Miss Rhode Island that made the judges choose her over Miss Maryland, who was the first runner up? Well her interview question was a big help I think. The question asked by Rob Kardashian was ?Do you think it would be fair if a transgender contestant won the pageant over a natural born woman? Olivia?s response was well crafted I must say and she basically said that she did think it would be fair but understood why people might be on the fence about it. Clearly she said it better than I just did or she wouldn?t have won. No that I think that is the only reason she won but I think it helped. Culpo has been a cellist for 13 years and placed a lot of emphasis [...]

Passenger plane crashes in Nigeria's largest city

LAGOS, Nigeria (AP) ? A passenger plane crashed into a two-story building in Nigeria's largest city of Lagos on Sunday, officials said.

Casualty figures were not yet known, said Lagos state emergency manager Femi Oke-Osanyinpolu.

The Dana Air flight was taking passengers from Lagos to Abuja, said Harold Denuren, head of the Nigerian Civil Aviation Authority.

Federal emergency management confirmed the crash in a neighborhood just outside the airport and said that its emergency personnel were on their way to the scene.

The weather in Lagos on Sunday was clear and sunny.

Lagos' international airport is a major hub for West Africa and saw 2.3 million passengers pass through it in 2009, according to the most recent statistics provided by the Federal Airports Authority of Nigeria.

In August 2010, the U.S. announced it had given Nigeria the FAA's Category 1 status, its top safety rating that allows the nation's domestic carriers to fly directly to the U.S.

The Nigerian government said it also now has full radar coverage of the entire nation. However, in a nation where the state-run electricity company is in tatters, state power and diesel generators sometimes both fail at airports, making radar screens go blank.

US, China relations key topic at defense meeting

SINGAPORE (AP) ? Speaking near China's backyard Saturday, U.S. Defense Secretary Leon Panetta rejected suggestions that America's new focus on the Asia-Pacific will fuel conflict in the region or that the emerging strategy is meant as a threat to Beijing.

Instead, he appeared to offer an olive branch to the communist giant, with a broad message that the two often-feuding world powers must learn to work better together for the benefit of the entire region.

Delivering his most extensive thoughts to date on the fragile state of U.S.-China relations, Panetta said neither side is naive about their disagreements.

"We both understand the differences we have, we both understand the conflicts we have, but we also both understand that there really is no other alternative but for both of us to engage and to improve our communications and to improve our (military) relationship," Panetta said at a security conference in Singapore.

At the same time, however, Panetta warned Asian nations that they must find a way to resolve their own conflict because the U.S. can't always come charging in to help.

Tensions between the U.S. and China reverberate across the region, and are often focused on America's support of the island of Taiwan, which China considers its own. Another key area of dispute is the South China Sea, which China claims almost entirely as its own. But Taiwan, Vietnam, Malaysia, Singapore, Brunei and the Philippines also have territorial claims there.

In addition, more recently the U.S. has been vocal in blaming China for cyberattacks that emanate from the country and steal critical data from U.S. government agencies and private American companies.

On the cyber front, Panetta said U.S. and Chinese leaders have talked about developing teams that can work together on difficult issues, including how they can exchange information on computer-based threats and whether they can agree on standards for the use of cyber capabilities.

The key, Panetta said, is for the U.S. and China to develop the ability to communicate when disputes arise so that they can be resolved peacefully.

Defense experts attending the conference peppered Panetta with questions about China, including one from a member of China's People's Liberation Army. But officials also noted that Beijing did not send any of its senior leaders to the conference. It was not clear why, although some officials suggested that China's leaders were busy with internal issues.

Questioners asked whether adding more U.S. military to the region might embolden some smaller nations and risk triggering more conflicts. And they wondered aloud whether China's leaders boycotted the conference in protest over America's beefed up strategy for the region.

"I don't think we should take the attitude that just because we improve their capabilities that we're asking for more trouble," Panetta said.

Panetta also issued a strong call for Asian nations to set up a code of conduct, including rules governing maritime rights and navigation in the South China Sea, and then develop a forum where disputes can be settled.

"It isn't enough for the United States to come charging in and try and resolve these issues," Panetta said, adding that the Asian nations must develop ways to peacefully solve their own problems.

Panetta's speech here was designed to give a more detailed explanation about the new defense strategy, which puts more focus on the Asia-Pacific, including plans to increase the number of U.S. military personnel, warships and other assets in the region over the next several years.

Specifically, he said that by 2020, about 60 percent of the fleet will be assigned there as part of a new strategy to increase U.S. presence in Asia. Currently, the Navy has about 285 ships, with roughly half assigned to each coast, but that total may decline a bit as some ships are retired in the coming years and may not be replaced.

The current fleet includes 11 aircraft carriers, with six assigned to the Pacific. The West Coast total is expected to go down to five, but Panetta Saturday said he will maintain 6 carriers in the Pacific, over the long term.

While noting it may take years to complete the transition, Panetta assured his audience at the conference in Singapore that U.S. budget problems and cutbacks would not get in the way of changes. He said the Defense Department has money in the five-year budget plan to meet those goals.

He said he is looking forward to visiting China later this year, adding that he wants to see the U.S. and China deepen their military ties, including on counterdrug programs and humanitarian aid.

Sen. John McCain, R-Ariz., who was attending the conference, questioned Panetta's optimism about relations with China, but said he hopes it works out.

He added that the Pentagon must begin planning for the possibility that another $500 million may have to be slashed from the defense budget early next year if lawmakers can't agree on spending cuts in the next several months.

Panetta has said he believes Congress will eventually find a way to avoid the automatic cuts.

Singapore is Panetta's second stop on a nine-day trip through Asia. He was in Hawaii on Thursday and is expected to travel to Vietnam and India.

Santana pitches first no-hitter in Mets' history

NEW YORK (AP) ? For more than 50 years, the New York Mets chased that elusive no-hitter. Johan Santana finally finished the job.

Santana pitched the first no-hitter in team history, helped by an umpire's missed call and an outstanding catch in left field in an 8-0 victory over the St. Louis Cardinals on Friday night.

After a string of close calls over the last five decades, Santana went all the way in the Mets' 8,020th game.

"Finally, the first one," he said. "That is the greatest feeling ever."

He needed a couple of key assists to pull it off.

Carlos Beltran, back at Citi Field for the first time since the Mets traded him last July, hit a line drive over third base in the sixth inning that hit the foul line and should have been called fair. But third base umpire Adrian Johnson ruled it foul and the no-hitter was intact ? even though a replay clearly showed a mark where the ball landed on the chalk line.

"I saw the ball hitting outside the line, just foul," Johnson told a pool reporter.

The umpire acknowledged that he saw the replay afterward but declined to comment.

"It was in front of his face, and he called it foul. I thought it was a fair ball," Beltran said. "At the end of the day, one hit wasn't going to make a difference in the ballgame. We needed to score more runs and we didn't do that."

Hometown kid Mike Baxter then made a tremendous catch in left field to rob Yadier Molina of extra bases in the seventh. Baxter crashed into the wall, injured his shoulder and left the game.

Making his 11th start since missing last season following shoulder surgery, Santana (3-2) threw a career-high 134 pitches in his second consecutive shutout. Relying on a sneaky fastball and the baffling changeup that's always been his signature, he struck out eight and walked five with wind gusting up to 30 mph.

"Amazing," Santana said after tossing the majors' third no-hitter this year. "Coming into this season I was just hoping to come back and stay healthy and help this team, and now I am in this situation in the greatest city for baseball."

Before the game, Mets manager Terry Collins said he planned to limit Santana to 110-115 pitches all season.

"I just couldn't take him out," a choked-up Collins said afterward.

Born in 1962, the Mets have been built on pitching when they've fielded their best teams. But neither Nolan Ryan, Tom Seaver nor Dwight Gooden could throw a no-hitter for the Mets ? though all three are among the seven pitchers who tossed one after leaving the team.

Philip Humber is another one. He pitched a perfect game for the Chicago White Sox at Seattle on April 21, and Jered Weaver of the Los Angeles Angels no-hit Minnesota on May 2.

Following the game, Santana addressed his teammates in the clubhouse. He thanked them and said: "Yeah, baby! Believe it!"

"I'm really happy for them," said Boston manager Bobby Valentine, who managed the Mets from 1996-2002. "That's been an albatross over the pitching in that franchise forever, since '62. One of the best pitchers they've ever had threw it and that also gives credibility to it."

Venezuelan President Hugo Chavez congratulated Santana in a message on Twitter, calling him a "golden left-hander" and "Giant Johan."

"What pride! Long live Venezuela!" Chavez said in the message.

Santana got a warm ovation as he headed out to the mound for the ninth inning, and the two-time Cy Young Award winner quickly retired Matt Holliday and Allen Craig on shallow fly balls as frenzied fans high-fived each other and captured video of it all on their cell phones.

With the crowd of 27,069 on its feet, World Series MVP David Freese went to a 3-2 count before his foul tip was caught by Josh Thole, just activated from the disabled list earlier in the day.

Santana pumped his left fist, slammed it into his glove and shouted as Thole showed the ball to plate umpire Gary Cederstrom and then went running out toward the mound.

"I don't think anybody expected that tonight. Everything came out perfect for him," Beltran said. "It should mean a lot for him after battling last year with the injuries. ... I'm not happy about it, but at the same time he's a good man and I'm happy for him."

The Mets rushed out of the dugout and mobbed Santana in a raucous dogpile as security guards tackled a fan who ran onto the field near home plate. Moments later, the pitcher raised his right arm and saluted the crowd, which was chanted his name from the eighth inning on. The big scoreboard in center flashed Santana's picture and read "No-Han."

"It was a crazy night ? my fastball moving all over the place," Santana said. "I don't think I've ever thrown a no-hitter in video games."

The Cardinals, the top-hitting team in the NL this season, should have had a hit in the sixth.

Beltran, traded by the Mets to San Francisco last July after 6? rocky seasons in New York, led off with a low liner over third. Television replays showed the ball nicked the foul line just behind the bag on the dirt, taking a small chunk of chalk with it. But Johnson called it foul immediately and Beltran eventually grounded out.

"It was tough because it happened so quick. I wasn't able to see anything," Santana said. "The umpire made his call and that was the end of it."

But with the next batter at the plate, Cardinals third base coach Jose Oquendo twice got in Johnson's face for heated arguments ? the two even appeared to bump each other. Rookie manager Mike Matheny also came out to protest, but nobody was ejected.

"It's not like there's going to be an asterisk by it. That's the way the game goes," Matheny said.

Almost exactly two years ago ? on June 2, 2010 ? Armando Galarraga lost a perfect game when first base umpire Jim Joyce admittedly blew a call that should've resulted in the final out. The miss in Detroit instead gave Cleveland's Jason Donald a single with two outs in the ninth.

Major League Baseball had considered expanding replay for this season to review fair-or-foul calls and trapped balls. The change required the approval of MLB and the unions representing the umpires and the players ? when there was no agreement, extra replay was postponed until at least 2013.

Santana cruised from there into the seventh, when Molina hit a one-out drive to deep left. Baxter, who grew up rooting for the Mets only 10 minutes from where Citi Field stands, raced back and made a terrific catch before crashing full force into the fence.

Baxter stayed down on the warning track as Mets trainers, players and coaches rushed out to him. Santana crouched in the infield with a couple of teammates and then made a few warmup tosses to stay loose.

"When I saw him running back onto the warning track and he made that play, it was amazing. An outstanding play and he saved the game," said Santana, traded to the Mets by Minnesota before the 2008 season. "All these guys, I want to thank them for what we accomplished."

Baxter walked off the field under his own power, with trainer Ray Ramirez holding the outfielder's left arm because Baxter had no feeling in it. The Mets said Baxter has a bruised left shoulder and was having more tests.

"I'm glad I had a chance to be part of it. It's a great night for the Mets," Baxter said.

Lucas Duda hit a three-run homer off Adam Wainwright (4-6) and drove in four runs, tying a career high. Daniel Murphy added three RBIs.

The San Diego Padres, who started play in 1969, are now the only team without a no-hitter.

The Mets' seemingly endless pursuit had become something of a famous quest, with at least one website dedicated to counting off their total number of games without a no-hitter each day during the season. Radio announcer Howie Rose often did the same when the opposing team got its first hit.

The list of pitchers who have thrown no-hitters after leaving the Mets includes Ryan and Seaver, both Hall of Famers, plus Gooden, David Cone, Mike Scott, Hideo Nomo and Humber.

Ryan, in fact, pitched a record seven no-hitters. Now the president of the AL champion Texas Rangers, he's still aware of the Mets' no-hit history ? or lack thereof.

"To me, it was phenomenal," he said through a team spokesman on the 37th anniversary of a no-hitter he threw for the Angels. "If you look at the history of their organization and the type of pitching they had at times, plus the fact they had pitchers throw no-hitters with other clubs."

Seaver came within two outs of a perfect game in 1969 and fell one out shy of a no-hitter in 1975, the previous time a Mets pitcher had made it into the ninth without yielding a hit.

NOTES: Santana's previous career high was 125 pitches. ... It was the eighth no-hitter pitched against St. Louis and the first since Fernando Valenzuela for the Los Angeles on June 29, 1990. ... Mets 3B David Wright said in a radio interview on WFAN that he won't talk to the team about a new contract until after the season because he doesn't want his situation to be a distraction for the team. Wright's salary is $15 million this season and New York holds a $16 million option for 2013, which gets voided if he is traded. After that, he can become a free agent. ... Replays showed Cardinals pinch-hitter Shane Robinson was hit on the hand by a pitch in the eighth. He started toward first, but Cederstrom called it a ball.

Personal Budgeting Strategies ? 4 Common Personal Finance

"Personal budgeting strategies", "what is budgeting" and "why is budgeting important" are very important topics and questions these days. The truth is, if you do not have sound personal budgeting strategies, you will always be in debt and you will always be unable to save money - regardless of how much money you earn.

Studies have shown that poor personal finance management is one of the major causes of rift among couples. Apart from affecting your personal life, your future is dependent on the way in which you control your expenses. That is why it is so important to follow a carefully considered budget, which can help you to manage your financial situation in a better manner and have enough savings to live the rest of your life in peace.

For many people, a large percentage of their income is wasted in paying huge credit card bills because these credit cards are used to pay for shopping, eating out excessively and buying expensive items.

If we can learn to manage our finances in the right manner, then we can be better equipped to handle other necessary expenses in our life. There are plenty of emergencies which may arise like health problems, paying for educational expenses of children and household expenses. This means that you need to have some money saved and available to be used in these emergencies.

Having sound personal budgeting strategies means you can settle your debts and mortgage loans early, pay regular bills comfortably and still have some money left to help you purchase things for your house or even plan for a small vacation.

Mistakes that you must avoid in personal finance management

One of the common mistakes which most of us make while managing our finances is not keeping track of our monthly savings. You need to prepare a worksheet that shows your monthly expenses and the amount which is left which you can save. This practice can help you to save a fixed amount of money every month after meeting all your necessary expenses. Besides, doing this helps you to develop the habit of forced savings, which can help you to meet your long-term financial goals such as investing in property or home renovation.

Many people are not consistent in their monthly savings and tend to over-spend, which affects their budgeting goals. It is necessary to set a specific goal towards saving money and increasing that amount every month by cutting down on unnecessary expenditure so that the money goes towards your savings.

Excessive use of credit cards is one of the major cause of financial debts, which needs to be restricted as much as possible at the time of shopping. High interest rates can put a huge burden on your finances, which can result in debt accumulation over a period of time, if it is not repaid on time. Debit cards can be better option as it restricts your amount of spending to limited availability of cash in your account.

Lack of emergency funds is one of the worst mistakes that you can make in managing your finances. It is advisable to open a fund where you can put regular savings, which can be used to meet any unforeseen expenses that may arise suddenly. Clearing off all your personal debts is the key towards good money management and improving your personal finances.

Follow sound personal budgeting strategies if you want to be able to save more money, pay off your debt and achieve financial freedom in the long term.

Business Innovation In Space (3) - GlobalNewsPointer.net

(Source of Photos: NASA / SpaceX /? )

  • SpaceX completed a landmark mission May 31 that saw its Dragon capsule deliver half-a-ton of supplies and equipment to the International Space Station and return safely to Earth.
  • The flight made history as the first privately built spacecraft to rendezvous with the International Space Station. Its true impact is expected to be seen in coming months as the company sends regular re-supply missions to the orbiting outpost and continues work to launch astronauts into orbit in a few years.
  • ?We are hoping to continue working with NASA and hopefully flying crew within three years,? said Elon Musk, the founder, CEO and chief designer for the Hawthorne, Calif.-based Space Exploration Technologies, better known as SpaceX. ?This was a crucial step and makes the chances of becoming a multi planet species more likely.?
  • NASA engineers worked closely with SpaceX throughout preparations for the uncrewed demonstration mission. / SpaceX /

SpaceX: Combination Of Two Separate Flights?

  • ?As a country, we should be very proud,? said Mike Suffredini, NASA International Space Station program manager. We took a capability that this agency has nurtured over many years, combined that with a different thought process in spacecraft design and created a team that worked very well. The SpaceX team learned a lot and so did our NASA engineers.?
  • The SpaceX mission combined the goals of two separate flights under NASA?s Commercial Orbital Transportation Services Program, known as COTS. Originally slated to fly by the station and then come back to Earth, SpaceX and the NASA agreed to let the Dragon connect to the laboratory as long as a string of performance tests were successful. / SpaceX /

Dragon Accomplished A Long List Of Operational ?Firsts?? / SpaceX

  • SpaceX launched the Dragon capsule on top of the company?s Falcon 9 rocket at 3:44 a.m. EDT on May 22 to begin the chase of the space station. Working with an instantaneous launch window, the SpaceX launch team executed a flawless countdown that culminated with the Falcon lifting off from Space launch Complex-40 at Cape Canaveral Air Force Station in Florida.
  • The Dragon began accomplishing a long list of operational ?firsts? soon after reaching space, including the first use of the trunk, a small module attached to the bottom of the capsule. The trunk holds a pair of solar arrays that generate electricity for the Dragon capsule. On operational missions, the trunk can be loaded with cargo that can be exposed to the vacuum of space. / SpaceX /
  • Doors on the Dragon opened as-planned to reveal the navigation instruments and other hardware the spacecraft would need to pick out the International Space Station in the void of space and then fly to it.
  • The first approach came on day three of the mission, when Dragon steered itself around the station remaining 1.5 miles clear. Numerous tests were run on the spacecraft and its communications with the crew on the station.
  • Astronaut Don Pettit guided the historic link-up the next day, Friday, May 25, when he reached the station?s 32-foot-long robotic arm, Canadarm 2, out to the Dragon as it hovered near the station.
  • ?Looks like we caught a Dragon by the tail,? the astronaut radioed from the station to ground controllers in Houston and at SpaceX?s Hawthorne control center after the arm connected to a fitting on the side of Dragon. / SpaceX /

Unloading The Dragon?s Cargo? / SpaceX

  • Pettit steered the capsule to the Earth-facing port on the Harmony module while fellow station crewmember Joe Acaba locked the hatches together. The crew unloaded the Dragon?s cargo over the weekend and placed used equipment back inside for the return to Earth. The Dragon is the only cargo-carrying spacecraft designed to return safely to the planet rather than burn up in the atmosphere.
  • ?We all remember the transcontinental railroad that opened the Western frontier,? Pettit told reporters. ?It was celebrated and completed by a golden spike. This is kind of the equivalent. No one remembers who pounded it in, but its completion was important and remembered.? / SpaceX /

Releasing The ?Dragon? To Fly On Its Own? / SpaceX

  • Reversing the process a few days later, Pettit pulled Dragon away from its port on May 31 and released it to fly on its own again. As planned, the Dragon fired its thrusters to move away from the station?s vicinity. Dragon released the trunk and its solar arrays before turning its heat shield toward Earth for the fiery plunge through the atmosphere.
  • Descending under a canopy of parachutes, the Dragon splashed down hundreds of miles west of Baja California to be recovered by ships and taken to port.
  • Musk said the ambitious mission should ease concerns people had about the rocket, spacecraft and future plans.
  • ?There was reason to doubt that we would succeed because there wasn?t a precedent for what we achieved,? Musk said. ?I think those reasons no longer remain having done what we have done so I hope those doubts are put to rest.? / Space /

OSCAR ? Blog Archive ? National Flood Insurance Program

On May 9, NAR President Moe Veissi testified on Capitol Hill about reauthorizing the National Flood Insurance Program, which is set to expire on May 31. Flooding affects not just coastal states, but is an issue across the entire country. Wherever flooding occurs it slows down processes like mortgage issuance and deters potential property buyers. REALTORS? and the real estate market need a five-year reauthorization of NFIP as quickly as possible, and NAR and President Moe Veissi are working to make it happen.

So on May 30, 2012, the House of Representatives passed a 60-day extension of the National Flood Insurance Program, which will enable the Senate to act on the 5-year reauthorization and reform bill this June.
